Frequently asked questions
Q: Which areas do Landscape Homes cover
A: We cover Devon, Dorset and Somerset.
Q: How do your prices compare to those I'd get from an estate agent?
A: It depends on a number of factors, including the type and location of the property. We usually offer around 80% - 85% of the open-market value (the price your house would be worth to achieve a sale within 4-6 weeks).
You're more likely to achieve a higher price on the open market but there are no guarantees of a quick sale, plus you'll still have to pay additional costs such as estate agency fees, solicitors fees, HIP, removal fees, storage, etc. We also help you to find a solution beyond the property sale - whether it be rent-back schemes or a quick release of funds for your next property.
Q: How long does it take?
A: Very quick, if that's what you need. If necessary we can exchange in 24hrs (subject to legal paperwork being in order.)
Q: How quickly can I get the money?
A: Your solicitor will release the money as soon as the transaction is completed.
Q: I don't have a solicitor?
A: We will pay your solicitors fees up to £500 on completion.
Q: Will anybody know about the sale?
A: No, it's confidential. There are no for sale boards or adverts, nobody will know about your sale.
Q: If we are being repossessed and we have chosen to sell to you, do we need to tell the people who are repossessing us?
A: You don't have to do anything. The solicitor will talk to them and arrange for their loan to be paid.
Q: Do I have to accept the offer straight away?
A: No, you are under no obligation whatsoever.
Q: Do I have to get a home information pack (HIP)?
A: No, when you sell to Landscape Homes it is classed as a private sale so no HIP is necessary.
Q: What type of property do we buy?
A: We buy all types of property:
Flats.
- Detached.
- Bungalows.
- Maisonettes.
- Terraced houses.
- Semi-detached houses.
- Properties with sitting tenants.
- Ex-Local Authority.
- Even property that has been on the market for a long time.
Q: Does the property need to be in good condition?
A: No. Landscape Homes will consider a property in any type or condition.
Q: Will my estate agent mind if I sell direct to Landscape Homes?
A: Naturally they will not be very happy about losing their commission, but you must remember that your quick sale is more important. We always advise that you read your estate agents agreement and give the correct notice.
